Here’s a deal for a family that wants to live not with each other but walking distance from each other. Or maybe besties who know better than to be roommates but have an idea that sharing happy hour on a weekly basis could be fun.
Even better, if these house hunters happen to like peacocks, hanging out at the zoo, want a nearby park, and need an easy commute to downtown Dallas, here’s the answer.
Two houses in the red-hot neighborhood of East Oak Cliff have hit the market together, making them the kind of sweet deal that’s tough to find. One to see is 1509 Arizona Ave., priced at $435,000, and the other is 1346 Michigan Ave., listed at $325,000.
“East Oak Cliff is on fire right now,” said Realtor Emily Ruth Cannon, with Oak Cliff Realty Group who has co-listed both properties with Ann Andrews.
Halperin Park
One of the reasons this neighborhood is getting so much attention is the nearly completed Halperin Park. Formerly known as Southern Gateway Park, this five-acre city park is being built over I-35 East and will connect both east and west sides of Oak Cliff. It’s about to be the next big thing — a lot of green space, playgrounds, and skyline views.
“Things like this are bringing eyes and ears to this and it makes my heart happy,” said Cannon who happens to have chosen the area for both her home and workplace. “A lot is happening here.”
All these happenings are also near Dallas Zoo, which is one great advantage to this neighborhood, as is the easy bus commute to downtown Dallas. The shady trees are part of the draw to the East Oak Cliff, but the area’s also known for its wild, wandering peacocks. Talk about adding color to your world…
Tale of Two Houses

The house at 1509 Arizona Ave., with three bedrooms and two-and-a-half baths, was built in 1950. This Mid-Century-Modern has been updated throughout its 1,709 square feet. One of its outstanding features is the finished basement, complete with the half-bath. Most recently it’s been used as a home gym, but definitely could become a playroom, artist’s studio or home office.

Then swinging on to the property at 1346 Michigan Ave. could be the next stop. It’s a 1949 house on a corner lot with two bedrooms and one bathroom in its 1,393 feet. The bonus here? A breezy screened-in porch that links both bedrooms — just right for morning coffee or evening cocktails.
There’s a lot to see with these two updated homes in this happening neighborhood, and seeing them is easy to do. The Realtors are holding them both open from 2 to 4 p.m. Sunday. Park at one and walk to see the other is the simplest way to view the two.
Cannon thinks the nice walk among trees with the prospect of seeing a peacock or two could be a great way to spend a Sunday afternoon.
“Outdoor enthusiasts and people who don’t want to feel like they’re living in Dallas will love this,” she said.
Emily Ruth Cannon and Ann Andrews of Dave Perry-Miller Real Estate have listed 1509 Arizona Ave. for $435,000 and 1346 Michigan Ave. for $325,000. They will be held open from 2 to 4 p.m. Sunday.
