Never been more serious: this is a property you have to see. I’ve been sending it to friends and family because it is the PERFECT second home retreat that could go full-time in a snap: stunning equestrian setup, country club/golf course/lake access, 22-foot-deep stocked pond, waterfall, soaring evergreen trees, and pasture. Located in a little nook just outside Sadler, Texas, west of boomtown Sherman, the property feels more like Texas Hill Country than Texoma.
That’s the nature part. The three-bedroom, three-bath home, built new in 2021, is luxurious, beautifully designed, flexible, and has a twin: an additional one-bedroom (en suite) luxury home-ette with its own kitchen and living room right behind. All one house or two homes separated by a door, connected by a patio. Each home has its own front entrance. There is even an agricultural exemption due to beekeeping on site — bees are cared for by a local business.
Few people would have the foresight to design such a magnificently planned, fashionably designed abode that is so snugly nestled behind those swaying evergreens and hardwoods you could escape the world forever.

But the home was designed by Vicki Nourse. Most people know her as an equestrian and founder of Playstation Pet Resort and Spa, a superbly run resort and European-style spa for man’s (and woman’s) best friend. It’s where I have been taking my dogs to board and groom for six years. It is also where, as the geriatric parents of 140 total pounds of rambunctious fluff, we sent them off to be trained.
Six years ago, when we became pet parents, I sought advice from a trusted friend on training and boarding. My friend, as compulsive and helicoptering as I am, told me how she and her husband had traveled North Texas evaluating boarding facilities for months. She compiled a spreadsheet and shared: Playstation was the best of the best, with a swimming pool and massage room for canine guests. Well-known Dallasites like Terry Bradshaw (and half the physicians we collectively knew) trained and boarded their dogs here. As at a selective private school, dogs are evaluated prior to boarding for socialization skills. Referrals are a plus. All this means you can leave town and rest assured your pups will frolic with furry friends, not get mauled by an antisocial canine with fangs.

When I first visited the spread Vicki and her husband built, I was not surprised at the attention to detail: 20-foot ceilings, quartzite countertops, and luxury stainless steel appliances used by the many gourmet chefs who have visited. The primary en suite bath is its own luxury spa. And the large laundry room — call Pinterest. Surround system for both homes, patios, even the horse barns (which have actual horse mattresses). There is a gas fireplace to warm those chilly nights without wood stoking. Vicki designed a raised floor in the dining room for elevated dining or a music stage — they have used it for karaoke for years. The property is safety-fenced (2×4 non-climb) to keep dogs and horses safely inside. A long, private road that curves through the hardwoods takes you to the front porch, much like the road to the Biltmore. The estate is secured by an automatic security gate, surrounded by soaring cedars.

Horses not your fancy? (Haven’t been on one since I was thrown!) Stalls can be converted — office cubicles or storage units. Want to ride ’em, cowboy? Trot in the 50-foot round pen or the 120-by-76-foot arena. Heck, have a horse show!

I am still swooning from this house and the great outdoors: an 11-acre plus tract balanced with pasture and evergreen woods, a one-acre pond 22 feet deep stocked with bass and crappie, and soaring evergreen trees for complete year-round privacy, invisible from the road.

I don’t have to tell you how hot Sherman is, just ask the Wall Street Journal. This country estate is 60 minutes north of DFW — the perfect distance for a vacation home. It’s also 20 minutes from Sherman and the Walmart on 75.
Weekend getaway, full-time abode, work from home, raise horses, ride horses, breed dogs, golf, fish, grab a boat at Lake Texoma’s Cedar Mills Marina three miles away, swing a putter at Rock Creek Country Club (two miles away) or stay at home in paradise and do whatever your heart desires: no HOA rules or fees to stifle anyone’s creative dream. Still bored? The 11,000-acre Hagerman National Wildlife Refuge is two miles away, and there are three casinos within 30 minutes of the ranch. And should you have to leave this paradise, the best place to board a pup in the country is just around the corner!
